Propane alarm goes off when pump turned on

Hi everyone,
I'm just trying to figure out my new trailer. I have a 2009 fun finder x 160. I was trying to test out the water heater. It wasn't getting anything more than luke warm with the propane on. So I wanted to test it with the power. The hot water heater was never turned on while the tank ws empty.
I have drained the tank a few times now.
I just unhooked and then filled and rehooked up the propane tanks. Then I went to turn on the pump and water heater (for propane) amd the propane alarm went off. If I turn the pump on, the alarm goes off. I've now turned everything off. Will check again, but am unsure what the problem is?
I wasn't able to find a similar topic in the forums, but maybe I'm not looking properly.

Oh, while I'm here - what is the black rubber box under the pressure valve that says "PUSH TO RESET"?

I unhooked the battery, then rehooked, swapped the fuses and it seemed to work.
At least the alarm stopped going off, but my hit water tank doesn't get hot. It is barely warm 😔
 
There's one thing to check if your water is warm instead of hot.

Its an odd combination of things, but can confound you if you don't know about it. (Don't ask me how I know!)

If you have a shower head, sink tap, or outside shower, check to see if both hot & cold taps are OFF. If someone closed the shower/sink with the little slide knob at the shower head, without also turning off the actual taps.
Becasue your trailer's water system is all interconnected, this allows the hot and cold water to mix at the taps and causes the whole trailer to have lukewarm water instead of hot water.

In most cases, if its your shower head, or sink hose that was turned off only using the little slide knob on the head, you should notice a little drip because the taps are still on. In my case, it was the outside shower head, taps on but shut off at the head. No drips noticed because it is outside behind a cover.

This all sounds silly, but trust me, you could be troubleshooting "warm water" issues forever when it might be something this simple!
 
As Diver Rick has mentioned, this can be an issue with the water system. The mistake I made was during “dewinterizing” the water heater bypass. I opened the bypass for the cold water to get in the HW tank, and opened the bypass for the hot water to get out of the hot water tank, but I forgot to close the value on the line that goes between them and as a result, all that came out was warm water. Took me 36 hours to sort it out, trying to figure out what was wrong with the water heater.

Thats funny, I discoverd this issue after dewinterizing too! Took out the outside shower and flushed the antifreeze out, but used the little shut off button to shut it off to put back into the side of the trailer, then shut the panel door without turning off both taps.
After getting nothing but lukewarm water for a day, discovered an article describing the problem. As you know the hot and cold water was mixing at this tap anytime you opened a hot water tap anywhere else inthe trailer.
I think I'd still be scratching my head over this had I not found that article!

While MFOURNIERBECK's problem may well be more complex or sinister, I've learned with the trailer, its always better to look for an easy fix before an expensive one!
